“Before anything else, preparation is the key to success.”

Using the skills and experience from across our team we can help with almost any aspect of setting up a temporary or permanent camping or glamping site.

We will work with you to ensure you get the support you need, at the right price. You can work with us through every stage or just get our support in the area where you need it most.

We will work to an agreed budget and provide a full breakdown of tasks.  Specialist outside support will be charged at cost and we will be transparent when calculating what any input will be.

Phase 1. Discovery

We charge a fixed fee for the following tasks:

  • Initial discovery video call - A free call to understand your objectives, the potential of the site and answer any questions about viability and operating challenges. FREE
  • Feasibility Study - Analysis of your situation and aspirations, including a site visit to provide initial advice on location, water, drainage, power and access, with a recommended solution.  This will also include a competitor analysis, financial breakdown including anticipated set up costs, income forecasts, P&L and ROI. £450
  • 60-Day Suitability Report - We will use one of our selected planners to check your site fits the criteria for using the 60-Day exemption. £200

Phase 2. Set Up

We charge a day rate of £350 for the following tasks:

  1. General Support for planning - We are not planners but have worked with several and can recommend those best able to support your project, as well as check they are providing the best possible service.
  2. Local Planning Authority 60-Day Written Notice - The legal requirement to inform your local Council of your intention to open a temporary campsite for up to 60 days. To include site plan, water and drainage solutions.
  3. Advice on the best solutions for power, water and drainage - Depending what size and style of site you decide on, there are a number of different options for providing WCs, showers and power to other facilities.
  4. Site plans to maximise the potential of the location - How best to arrange the site to make it easy to manage while maximising your guest’s enjoyment.
  5. Website Design & Build - Although it is possible to operate using only third-party affiliate sites (e.g. Pitchup, Hipcamp) most customers also expect to be able to find your own website.  We can provide support in designing and constructing a low cost option that will help you get noticed, earn trust and take more bookings.
  6. Third party affiliate selection and set up - There is a huge choice of websites that will offer to market your campsite pitches, all with different pricing structures, markets and levels of success. We have used most of them and will guide you through choosing and setting up the right ones for your site.
  7. Marketing - In an increasingly busy market, we will provide you with marketing advice and support to make you stand out from your local competitors and build up a loyal base of customers.
  8. Recommended booking and payment systems - How to take and manage bookings and payments to make it easy to control and reconcile.
  9. On-site selling and activities - Although you could just offer pitches or glamping units the more ‘added extras’ you can provide the higher your occupancy.  We have refined our offerings and can share our learnings with you.
  10. Electronic Point of Sale (EPOS) Selection and Set Up - With a simple but effective EPOS system you will be able to provide those added extras for customers and staff.  We can help you choose and set up the most suitable system for your site.
  11. Construction Costs and Schedule of Works - Whether you apply for full planning or try the 60 Day exemption, there will be differing levels of facilities and construction required.  We provide realistic cost estimates and a detailed Schedule of Works.  We can also provide onsite project management to help bring your site in on time and budget.

Phase 3. Operations

We charge a day rate of £350 for the following tasks:

  1. Detailed Site Preparation and Staff Training - On opening day your field will go from being empty to having up to 200 people onsite; in a few hours.  We will show you how to manage this and can be there with you or provide a plan to help you ensure you are prepared.
  2. Ongoing Training - To help with booking systems, customer service, cleaning schedules and facilities management.
  3. Back Office Support - Our team can provide ongoing support with taking calls, making bookings, rotas, payroll, HR and IT among others as well as advice on third party affiliate selection and set up.  There is a huge choice of websites that will offer to market your campsite pitches, all with different pricing structures, markets and levels of success. We have used most of them and will guide you through choosing and setting up the right ones for your site.
  4. Financial Measurement - We can use our extensive experience to help you measure and manage performance, and ensure you remain profitable.
